ROAD TO CHINA

Congratulations are in order for
Bethpage Baseball Assoc. Little
Leaguers Eric Anderson, Craig
Cooper, Patrick McDonnell, Glenn
Palilla, and Art Tsingtham who
were selected from over 160 kids
to represent the 10-12 year old
Diamond Pros Long Island All-
Star Team that \will travel to Beijing,
China this August for the annual
Beijing Baseball Tournament.
The boys will be leaving for a
three day sleep-away camp at
Concordia College, Bronxville,
New York on August 4th. They will
then leave for Beijing on the 8th,
play tournaments with other
nations and sight-see until August
17th.
People to People Sports, a tax
exempt non-profit organization
that was created in 1956 by President
Eisenhower for the purpose
of promoting international friendship
and goodwill through sports,
contacted Diamond Pros Baseball
Camps to have teams represented
in the 10-12 year old division and
13-15 year old division. Lou Santos,
President of Diamond Pros,
contacted all his camp members
for tryouts held in Rockville Centre,
Upstate N.Y., and at Concordia
College in Bronxville. Each of the
boys was put through a major
league try-out and evaluated by a
major league scout. The boys were
then selected because of their
high scoring marks in each of the
following categories: 60 yard
dash, arm strength, running bases,
hitting, and pitching. Each boy
was treated like a professional and
really enjoyed having his velocity
checked by the radar gun.
Christian Byrnes, a Diamond
Pros instructor and a Bethpage
Baseball coach in the summer, will
becoachingtheL.I.10-12yearold
team. Christian was a highly successful
athlete at Bethpage High
School where he was an All County
shortstop and MVP of the County
All Star game. He accepted a
baseball scholarship to Concordia
College where he had a career
average of .343. Concordia was a
Division II powerhouse winning 3
or 4 Knickerbocker titles in his
years of attendance. He will be
working closely with each of our
five Bethpage representatives.
Coach Byrnes had this to say,
"Each boy will learn a great deal
over the next several months. The
competition will be extremely
difficult as the Beijing team is
selected from all over China.

SUNNYLANE

On Tuesday, February 14th, Century 21 Metro sponsored a 2 session
Breakfast meeting for our area senior citizens. It was held at Paradise
Hall at No Bananas, Hicksville Rd., Bethpage.
The topic was Sunny Lane at Bethpage. The proposed senior
development, which is to be located on Central Avenue in Bethpage.
The site which is curently the Northrop Grumman air strip.
In addition to developer, Mr. Tom Masciale, a number of local
professionals were invited to be of assistance in answering any and
all questions that the seniors had regarding Sunny Lane in Bethpage.
Present were Luz Rosenthal of the Bank of New York, Christopher
Drake of the Bethpage Insurance Agency, two independent real estate
attorneys, Edward Mangano, Esq. and C. Lance Margolin, Esq.; Bonnie
and Don Holzmacher of B&D Tag Sales, also the staff of Century 21
-Metro; Realty was? available as well; The following were some of the
questions that were addressed at the meeting.
Q. Who is eligible?
A. Minimum age required is 62 yrs of age with a maximum income
of $38,000 for one person and $44,000 for two persons.
Q. What is the residency requirements?
A. The first priority - Resident of the school district which the
development is being constructed
2nd Priority - Resident of the Town of Oyster Bay
3rd Priority - Resident of Nassau County
Q. What is the price range?
A. The current estimates are $110,000 for £80 ^qriC^nr^eitber—
a 1 bedroom unit or a two bedroom unit. It is our understanding
the the Town of Oyster Bay Planning Board wil have the final
say as to what price the developer will be able to charge. The
idea is to keep it affordable for the senior citizens of our area.
Q. How much square footages?
A. All units will be 980 square feet; 1 and 2 bedroom units. See
Floor plans.
Q. What is the intended use for the recreation center?
A. The recreation center will be for the primary use of the residents,
and in the event of other simiar develoments, the center will be
used for Co-Op Board Meetings, Card Nites, and general social
gatherings. The center will have a small kitchenette for residents
use, and no professional onsite catering will be available.
Q. How many actual units will be available?
A. There will be 300 units total; 150 Main Level and 150 Top Level.
Q. Is there gas or electric heating and cooking?
A.The heating and cooking will be gas.
Q. Will the development be handicapped accessible and/or will
there be provisions for an elevator?
a. All of the downstairs units will be constructed as handicapped
accessible. Elevators will not be provided, but it will be possible
for an individual owner to install a stair lift of sorts, since all the
stairs will be interior.
Q. How does the developer go about being approved for this
project?
A. The approval process first begins within the local community.
The official process begins with a review by the Town of Oyster
Bay Planning Board. Secondly a review process is taken to the
Nassau County Planning Commission, and in the final stages,
the New York State Attorney General makes a review of the Co-
Op offering plan.
