[ncrea5ed trofCc, both in the
watcrwaya and in neighborhood
streets, seemed to be the
major concern of homeowners
who gathered loat Wc<ln«sday
night for a second meeting
with developers who plan a. 30
unit "Homeowners Association"
complex on the site of
the Salty Bay Yacht Club on
Wcstside Avenue.
In a letter to the developora.
Fred and Joseph Scnlaman-dre,
prepared by Realtor Georgia
Gillespie which listed concerns
the residents v.-ishod to
have addressed at the meeting,
it was requested that the
50-55 boat slips currently at
Salty Bay be reduced to 30.
providing one slip per unit,
because residents fear the
additional slips would be rented
by future owners of the
• units incurring increase* of
both boot and street traffic.
Developer Fred Scolaman-drc
was adamant, however, in
insisting that the current
number of slips be maintained,
saying that purchasers
of the units, which would sell
for $350,000 to $450,000.
could be expected to own mcare
than one boat.
Homeo*Tiers Assoaations of
the type planned are regulated
more strictly by their governing
boards than is often
the case with single family
houses, he continued, citing
similar complexes m which he
said rental of shps :s not a
problem.
Neighborhood resident Jjr.e
Tlnkhouser retorted, ' I t s no:
our Mihgatico to go a^ong w-i'.h
you so you can m.-ilte your
profi',. In many ways -ve •v.cfo'A
iilte to accommodate you, but
we love this canal."
Marry residents seemed to
ogree, however, as one mnn
put it, that 'an>thing is better
than what we have now. It's
good for values when people
put money into Freeport.' he
said.
Although at a previous
meeting held in late Apnl the
construction of 17 single family
homes was mentioned as an
alternative by the developer,
Mr Scalamandre said that if a
request to reione the property
•to allow for the construcDon of
the condominiums w^re
denied by the Village, the
Yacht Club, now idle, would
resume business as a catering
facilit>'.
Mrs. Gillespie, who had
been retained by the homeowners
at the developer s
expense to assist them :n
reviewing the proposal, told
residents she estimated they
could expect 10 to 20 percent
higher property values with
the condominiums than ^^ith a
commercial operation like
Salty Bay
Attorney Vincent Puzulh
promised homeowner^ concerned
"ATth mcreasvd traffic
on narroiK' streets that the
ScaiamandTe organization
would back them :n any
efforts to secure ariditionsl
traffic signals or signs. He
said the "empty nesters" the
developer expects to purchase
the units would liKely be
absent durjng the day,
Mr Piizulli said that applications
would probably be
filed v.Tth the Vi!!nge m the
r^ext few weeks.
